Seamen's Church Institute — 15 State Street headquarters

Joseph helped build a seafarers' residence that lasted less than two decades; its 1985 sale and demolition then became entangled with New York's new protections for SRO residents.

Joseph's first BMCC entry catches a campus that would become a physical monument to New York's fiscal crisis: construction stopped at a bare steel frame, then students later marched to the abandoned site demanding that the city finish it.
